Good question! Simply put, a valuation is a rough estimate of the value of your home. During a valuation we view your house and estimate the realistic sales price in the current market. It is therefore useful to have as much relevant information about your home as possible, because the more details we know, the better we can estimate the value. Also we will look at the average value of the properties in your neighborhood. We will then assess how your home compares to that average, considering various elements that may affect value. All these factors together will give you insight into the value of your home.
The valuation is intended for the moment when you are thinking about selling. It cannot be used as an appraisal required by the mortgage lender after the purchase of a home.
Difference between value and price
The value is the outcome of a valuation process in which a property is estimated by means of a thorough analysis of various factors that influence it, such as supply and demand, specific characteristics of the property and its surroundings, financial market situation, sales prices of similar properties, etc..
The price is the result of negotiations between the parties.
